摘 要：招投标的核心是投标文件的编制，投标文件编制的水准将直接决定是否中标。因此，投标文件不仅是整个建设项目的基础，更是其核心。

    为此，在学习了大量成功的招投标经验后，结合南京高科荣域24号楼项目，对其土建部分进行商务标文件的编制。本项目建筑面积地上5258m2，地下1542 m2，框架结构，上部层数为六层+跃层，下设一层地下室，建筑性质住宅，使用年限50年，建筑高度主体21.3米，最高点24.6米。54156

本设计采用清单计价模式进行编制，首先对招标文件进行透彻的分析研究，对图纸进行仔细的理解，再运用钢筋算量软件与土建算量软件计算出工程量，并与清单工程量进行比较，然后使用计价软件套定额，根据市场价格调整人工、材料、机械的单价，确定综合单价，计算出总价，最后编制完整的商务标文件。

Abstract： The core is bidding for tender documentation. Tender documentation standards will directly determine whether bid, bid documents not only the entire construction project of the foundation is its core.

This design uses the inventory valuation model was established, first carries on the thorough analysis of the study on bidding documents, careful understanding of the drawings, and then use the reinforced calculation software and engineering calculation software to calculate the quantity of works, and compare with the list of engineering amount, and then use the pricing software norm, uniformly modified artificial, material, mechanical unit, the integrated unit, calculate the total price, finally complete the preparation of standard business documents.
