摘   要随着我国房地产市场的不断发展，相关的房地产开发理论也不断成熟，由于房地产项目具有投资大、周期长以及风险较高等特点，投资决策者在决定对项目进行投资之前，必须对房地产项目进行可行性研究，分析预测项目未来的运营情况，判断项目是否可行、项目是否盈利和项目是否满足技术经济要求。项目可行性研究对项目的决策起着至关重要的作用，因此项目可行性研究在我国也越来越受到重视。本文主要研究内容是对海天花园小区项目进行可行性研究分析，根据张家港杨舍镇开发区的整体规划布局和项目所在地区的市场经济状况，对海天花园小区的功能定位、建筑安装工程实施、未来市场需求以及项目盈利能力等进行预测分析。本文主要研究方法为结合定量和定性分析、宏观分析与微观分析、静态分析与动态分析等，论证张家港海天花园小区项目投资的可行性。通过财务评价，本项目预计总投资为61497.73万元，预计收入为126416万元，预计净利润为34219.07万元，预计内部收益率为61.21%，由此可以看出本项目具有较强的可行性。本文研究成果可以为项目投资决策者提供参考及决策依据。56669
