引言
物业起源于19世纪60年代的英国。时至今日，物业管理被视作现代化城市管理和房地产经营管理的重要组成部分。我国物业管理起步较晚，20世纪80年代由东南海沿岸传入，逐渐向内地传播。经过几十年的不断摸索创新已开始进入市场化、规范化、法制化发展的新时期，在这个时期将会出现一个竞争激烈、管理完善、服务理念提升的大好局面。走集团化发展道路、打造强势品牌、提高企业的核心竞争力；高新技术的应用、提供个性化专业化的服务，奉行以人为本的服务理念；加强法制管理，规范物业市场；奉行以人为本，创造“和谐社区”的服务理念将成为我国物业管理行业的发展趋势。物业管理企业大量的招聘、培训、工资、保险等费用的攀升,出现了招工难、留人难、流动性大等问题,导致物业管理企业人力资源成本压力增大。本文通过对物业公司从业人员现状调查分析，对物业管理中出现的人力资源等方面的问题进行分析,论述物业管理企业应该根据企业内外环境的变化,调整人力资源管理的策略,并从本质上解决问题。坚持质量管理体系的有效性,规范服务质量的措施,建立物业管理督导制度,从而提升物业服务质量，促进物业公司的可持续协调性发展。
