摘要:有关房屋价格的研究一直是学者关注的重点。其中,房价与地理空间位置有着紧密的联系,城市内部不同区位的房价水平不同,价格的区域差异明显,房屋价格空间分布格局也就成为了城市地理学者研究的热点问题。本文试图利用地统计学中的一些分析方法,包括趋势面分析、空间自相关性分析来探讨南京市房价的分布趋势及其之间的内在联系,最后进行克里格插值计算并绘制南京市房价分布的专题地图。研究发现,南京市房价空间分布呈现单中心格局,以主城区为中心,并向四周递减;另外,南京市商品住宅价格存在着较明显的空间集聚特征,即同等价位的房价存在相互聚集的空间分布现象。28034 毕业论文关键词:商品住宅 空间分异 地统计分析 空间相关性
The Spatial Distribution of Housing Price in Nanjing–Based on Geo-statistics Analysis
Abstract: House is a significant place for human’s activities, whose function can’t be replaced by any commodity. Recent years, the merchandise housing price grows up rapidly and continuously, more and more researchers lay emphasis on this topic. And it develops the focus of government, company and residents' personal concern. Owing to the intimate relationship between the housing price and housing location, multitudes of urban geographic researchers are engaged in the study about housing price spatial distribution. The article attempts to use geo-statistic analysis tools, including trend analysis, and spatial autocorrelation analysis to demonstrate the correlation between housing price. Finally, it will calculate the interpolation and draw a theme map concerning the distribution of housing price. We found that the structure of housing price in Nanjing has a single core-metropolitan area, and it decreases from core to border. The housing price presents a apparent characteristic of spatial clusters, which high price links to high one, so as low price.The spatial distribution of housing price always change as time goes by, hence, develop a merchandise residence price time-space in city to turn into a regulation research to have important theories and realistic meaning.This article will make a theoretical support for further research,by means of analyzing the existing problems in recent researches.
