摘要:过去的十多年中,伴随着国家经济基本面因素的持续向好,市场化改革红利的不断释放,我国房地产行业的增长速度举世瞩目。但是,在房地产行业高速发展的同时,社会资金大量涌入房地产市场,商品房价格出现了长时间过快上涨的现象。为防止泡沫风险的不断累积,引导房地产市场健康发展,政府相继出台了一系列调控政策,而其中货币政策往往是最直接、最常用的调控手段。房价波动与信贷规模的变化息息相关,然而货币政策实施后的房地产市场表现出了一些偏离调控目标的现象:在国家统一的货币政策冲击下,不同区域的房地产市场表现出越来越显著的分化现象,货币政策对于商品房价格的影响出现了区域异质效应。25697 毕业论文关键词:货币政策;商品房价格;区域异质效应
Whether there is regional heterogeneity in the impact of monetary policy on real estate prices
Abstract: In the past decades, China’s real estate industry has achieved great improvements with the development of national economy. However, housing price has kept fast rising as well. To orderly lead real estate market and avoid housing bibbles, the ventral government has put forward a series of regulations and policies, among which, monetary policy is one of the most useful measures. Housing fluctuations are related to the changes in credit scale, whereas, the results of credit policy are usually not as expected. The influence of financial monetary policy on housing price shows regional hererogeneity due to expanding disparities among regions.
