摘要:近年来,城市间住房价格的联动越来越受广大的学者关注,且已经得到广泛认同。长三角作为我国发展最好的几个区域之一,该地区房地产行业的发展变动对经济的平稳运行有着至关重要的作用。本文以长三角地区5个城市的住房价格波动为基础,运用相关计量分析方法,对长三角地区的住房价格波动联动效应进行研究,分析去库存的房地产政策对联动效应是否产生作用。结果显示上海是长三角地区的中心城市,对整个地区都有着很强的联动效应,且去库存政策对房地产库存紧俏地区反而起到了促进价格上升的作用,扩大了联动效应。25777 毕业论文关键词:去库存;住房价格;联动效应;VAR模型
On the Connected Effect of Urban Housing Price under the Background of Reducing the Number of Unsold Homes Task
Abstract: In recent years, scholars have been paid more and more attention to the connected effect of urban housing prices, which has been widely recognized. The real estate industry of Yangtze River Delta, one of the most developed area in China, plays a very important role in the economic stability. Based on the housing price fluctuation of 5 cities in the Yangtze River Delta, this paper analyzes whether the real estate policy of reduction in the number of unsold homes has an effect on the connected effect by using some econometric methods. The results show that Shanghai, which has a strong connected effect on the whole area, is the central city of the Yangtze River Delta. And the policy plays a role in promoting the housing price rises and expands the connected effect of urban housing price fluctuation of the area of a fewer real estate stock.
