摘要:我国的首条地条线路是北京地铁1号线,北京地铁1号线全长23.6公里,始建于1965年7月1日,于1967年10月1日通车。如今50年过去了,中国的地铁轨道网络已经有了极大发展和进步,据国家相关负责人透露,目前全国有30个城市的城市轨道交通已经开始建设或在筹划中,其中15个城市已有城市轨道交通运营线路。对于正在高速发展中的中国城市化和中国社会经济,城市轨道交通改善了大量人口的出行交通选择,大大缓解了高速发展带来的交通问题。所以即使轨道交通的成本高昂,政府仍要坚定的发展轨道交通网络。因此,城市轨道交通能为轨道交通周边的房地产带来极大的增值效应,相关对于该影响的定量分析报告和数据,在政府开发规划城市轨道交通时,开发商在预估轨道交通周边土地开发面积和预期利润时,能起到极大的作用,所以本文具有极大的现实价值。39465
论文首先了解了国内外在这个方面的研究成果,并借此分析了影响商品住宅房地产价格的因素,接着从几种模型中选取适合本文的(地价函数法),对这些影响因素进行定量分析。

Therefore, the urban rail transit for rail transit of the perimeter of the real estate value-added effect, related to the impact of quantitative analysis and data, when the government development planning of urban rail transit, developers in land development area surrounding the forecast track traffic and the expected profit, can play a great role, so this article has great practical value.
Paper first understand the research achievements in this field at home and abroad, and analyzes the factors that affect commodity residential real estate prices, then pick up for this article from the several kinds of models (land price function method), quantitative analysis of these factors.
