摘要：随着上海的经济飞速发展，迪士尼也成功的坐落于上海地区的川沙板块，同时商品房住宅价格居高不下也是吸引了大家很多的目光。本文首先通过查阅了大量文献资料，对国内外现状进行了分析研究,确定了研究方法和内容。论文介绍了商品住宅的构成，形成价格的原因，分析了它的价格特点和价格影响因素。研究了上海市的商品住宅市场状况，包括它的发展状况和价格成因。论文介绍了对于商品住宅价格的预测方法。研究分析迪士尼的基本情况和运营现状。选取了迪士尼周边的三个住宅小区分析了迪士尼运营以来的价格变化，分析研究迪士尼周边商品价格变化的原因，运用一元线性回归方法预测未来迪士尼周边商品住宅的价格趋势。72184
