摘 要：企业进行经营管理的目的不仅是获取利润，还要保持和增强获取利润的能力。企 业能否达到这一目标的重要影响因素就是企业是否拥有合理的资本结构。房地产企业作为 我国一大中心产业，其资本结构设置是否合理显得尤为重要。研究表明，我国房地产公司 资本结构设置仍然存在很多不合理的地方。本文从我国房地产行业发展历程以及国内外对 房地产企业资本结构的研究状况入手，阐述了对房地产企业进行资本结构优化途径分析的 意义，其次阐述了资本结构、最优资本结构的定义以及最优资本结构的定量方法和资本结 构研究过程中出现的理论；然后指出我国当前房地产企业在发展过程中存在哪些问题，并 进行相关的原因分析，最后针对指出的问题，对如何优化房地产企业资本结构，进行措施 分析。73081

Abstract: The purpose of business management is not only to obtain the profit, but also to maintain and enhance the ability to obtain profits。 Whether the enterprise can achieve this goal is the important influence factor is whether the enterprise has the reasonable capital structure。 Real estate enterprises as one of the major industries in China, its capital structure is reasonable and it is particularly important。 The research shows that there are still many unreasonable places in the capital structure of our country's Real Estate Company。 From our country real estate industry development course and at home and abroad on the capital structure of real estate enterprise research status of the thesis expounds on real estate enterprise capital structure optimization analysis approach of the significance, secondly, it discusses the theory of capital structure, optimal capital structure definition and optimal capital structure of the quantitative approach and the capital structure research process; then, it is pointed out that China's current real estate enterprises in the development process there, what kind of problems, and analyzes the related reasons。 Finally aiming at pointing out the problems, on how to optimize the real  estate enterprise capital structure, to carry on the analysis。
