摘要一个企业的资本结构完善与否对其运营和发展关系重大,不仅是企业管理者重视公司内部资本结构的问题,广大的投资者也对其予以高度关注。近几年我国房地产行业内部关于资本结构的问题层出不穷,下面举几个例子:1.筹资融资渠道不够多元化;2.债务融资结构不完善;3.资产负债率较高。经过探讨之后,我得出了以下结论可以说明这个问题,即为什么我国房地产行业会出现资本结构不合理的问题:1.税收和财务杠杆效应一直影响着负债融资;2.我国政府对于我们的金融体制的巩固和发展还未落到实处;3.资本市场仍然处于发展不平衡的阶段。这篇论文讨论的重点是:怎样才能使我国房地产公司的资本结构实现全面优化?本文就把万科企业股份有限公司作为具体的对象去研究,先去了解和分析我们国家房地产企业资本结构如今的状况以及引起其不合理状况的原因,然后再提出我国房地产公司资本结构的优化对策。45425 毕业论文关键词:房地产公司;资本结构;万科集团
Abstract
An enterprise's capital structure matters to its operation and development, perfect or not is not only the capital structure of enterprise management attaches great importance to the company's internal problems, the vast investors also pay highly attention to it.
